It’s not our house to redesign. The floor goes in on the day the schedule says, to the builder’s spec, and the next trade comes in right behind us.
Priced from the plan
We take the square footage off the drawings and the rates off our published list. For a unit type that repeats, we don’t need a walk-through to quote it.

We usually start within 7 days of approval, or 21 if the material is special-ordered.
One point of accountability, from the slab up
Demolition, subfloor prep and installation under one contract. Nothing gets passed along to someone else halfway through.
Offices, retail and light commercial.
Spaces rated for foot traffic and rolling loads, where the floor has to take a delivery cart and still look good on opening day. We install VCT, luxury vinyl plank and tile, with the demolition and subfloor work in the same contract.
Commercial jobs depend on the calendar. There’s a lease about to start, a build-out about to wrap up, or a store that can only close on a Sunday. We quote around that, or we tell you honestly that we can’t make it.

Turnovers work just like builder jobs. That’s why we’re good at them.
A unit turnover and a production home look the same from where we stand: an empty property, a fixed handover date, a scope that repeats across dozens of addresses, and nobody living there while we work. That’s the kind of job we do every week.
For you, that means things get pleasantly boring. You don’t have to explain the scope every time. The quote comes from a published rate list, not a negotiation. And the crew walking into unit 12 already knows what unit 11 looked like.

In ground-floor units in Florida, that isn’t a formality. It’s what keeps you from paying for the same floor twice.

Homeowners pay within 7 days. Businesses get 30.
Volume pricing is negotiable, and we’ll be upfront about it
There is a discount for quantity. We don’t have a published volume rate sheet, so it’s something you agree on with a person instead of reading it here.
This is what a general contractor checks before approving a vendor, and hardly anyone publishes it. We do.
Legal and administrative
- A registered Florida business entity, with its own insurance and contracts
- Workers’ compensation coverage, verified. Florida requires it in construction from the first employee, and we check subcontractors’ paperwork too
- General liability at the limits the contract calls for. General contractors commonly require $1 million per occurrence and $2 million aggregate
- W-9, subcontractor agreement and certificate of insurance current before work starts
Safety on site
- Safety briefing before the first day
- Eye and hearing protection, gloves, knee pads and safety boots
- Respiratory protection wherever there is dust, adhesive, mold or particulate
- Housekeeping: walkways clear, dry and free of cords and debris
- Cords, power tools and ladders in working condition
- Fall protection above six feet
About licensing: Florida Statute 489.117 prevents local governments from requiring a contractor license for flooring. That’s why we say insured and registered instead of licensed. That exemption doesn’t cover work that does need a license, like electrical, plumbing, HVAC or structural changes, and we don’t do that work.

We’re not going to tell you we’ve never had one. What matters is what happens next: a warranty claim gets logged, scheduled and assigned a crew exactly like a new install, with a date you can see.

The one-year warranty covers our workmanship
The work we do: leveling that holds, transitions set right, and tile that doesn’t fail because of our work.
The slab was there before we arrived, so we can’t warranty it. What we do is check it.
Nobody can warranty a slab they didn’t pour. What we can do is check it before we quote and tell you what we find. On a ground-floor unit, that can be the difference between installing one floor and installing two.
If the slab comes back outside range, we price the fix
We’ll suggest how to fix it and give you a price. If you’d rather install anyway, you sign a waiver that stays in your file.
The warranty doesn’t cover manufacturer defects, normal wear, floods or leaks, storm damage, impacts and scratches, or the building moving after installation. We’ll give you the full text before you sign.
